Five charges, five documents, three different outcomes – and the response letter that comes out of it.
A final settlement bill after moving out, of the kind many tenants in Switzerland receive. This page walks through an invented case: what MietKorrekt reads from the documents, how each charge is assessed, what stays open, and what the draft response to the administration looks like.
This case is entirely invented and contains no customer data.
A tenant moves out of a three-room flat after a little over six and a half years. An inspection report was drawn up at move-in and another at the handover. Two weeks after the handover, the administration's final settlement bill arrives: five charges, CHF 2'130.00 in total.
Two charges are backed by a contractor invoice, one of them by two invoice lines. One charge has no invoice at all, and another has neither an invoice nor an entry in the inspection report. That mix – partly documented, partly incomplete, once contradictory – is the normal case.

What MietKorrekt recognised
The assessment result as it appears in a case: the total charged, split by outcome, and the charges worth looking at first.

For CHF 640.00 of the amount charged, the uploaded documents indicate specific inconsistencies worth raising. For a further CHF 1'250.00, information is missing for a clear assessment. For a further CHF 240.00, no material contradictions or open points were identified.

The three amounts are assessments, not a forecast: «Potentially disputable» means the documents contain a specific inconsistency; «Needs clarification» means material information is missing; «Appears plausible» means neither was identified.

Item 1
Needs clarification
Malerarbeiten Schlafzimmer - Wände Dispersion neu gestrichen
CHF 620.00
Whether the documented marks go beyond normal wear does not follow from the documents.
Why
Condition recorded in the move-out inspection report
The age of the paintwork can be derived from the move-in report (“freshly painted”)
A contractor invoice covers the amount charged
Whether this is normal or excessive wear cannot be determined from the documents

Remaining value
Amount charged
CHF 620.00
Calculated remaining value
approx. CHF 122.70
Age of paintwork
approx. 6 years
Expected useful life reference
8 years
Against an assumed useful life of 8 years, roughly CHF 122.70 of remaining value is left on this calculation. That is a guide only, and it assumes there is compensable excessive wear in the first place.
Next step
Check photos and reports for whether the documented marks go beyond normal use.
Item 2
Needs clarification
Parkett Wohnzimmer - Wasserflecken bei Balkontür ausschleifen und nachversiegeln
CHF 480.00
Whether the documented marks go beyond normal wear, and whether the CHF 480.00 charged was actually incurred, does not follow fully from the documents.
Why

Whether this is normal or excessive wear cannot be determined from the documents

Item 5
Needs clarification
Umtriebsentschädigung Verwaltung Wohnungsabgabe
CHF 150.00
Whether the CHF 150.00 charged was actually incurred does not follow from the documents — no proof of cost was uploaded.
Why
MietKorrekt could not match this charge to any entry in the move-out inspection report
The documents do not show when the defect was first notified
No cost invoice was uploaded for this charge
Based on
Final settlement bill
Next steps
Ask for the itemised invoice or proof of payment for this charge.
Check whether there are further handover documents, photos, or a separate notice of defects.
Check when the administration first raised this defect.
What stays open
An assessment from documents can only answer what the documents say. In this case three things stay open, and the result says so:
Whether the marks on the walls and the parquet go beyond normal wear cannot be decided from inspection reports alone. Photos from the handover can help here.
For the parquet and the administration fee there is no proof of cost. Whether those amounts were actually incurred is something only the administration can show.
The remaining value for the paintwork is a figure derived from the useful-life reference. It says nothing about whether there was excessive wear in the first place.
Next steps
Kochfeld: keep the move-in inspection report as counter-evidence.
Ask for itemised proof of cost for Parkett and Umtriebsentschädigung.
For Wände and Parkett, check whether photos show the condition more precisely.
For Umtriebsentschädigung, look for further handover documents or photos.
For Umtriebsentschädigung, establish when the defect was first raised.
If the administration stands by charges you dispute, you can take these documents to the tenants' association (Mieterverband) or another advice service.
An example response
From the points of the assessment, MietKorrekt drafts a response to the administration. The cleaning charge is not in it because it was assessed as plausible – by default, only what is open or disputable is included. You can add or drop any charge and edit the text freely.

Subject: Final settlement of the tenancy – response regarding individual charges
Dear Sir or Madam,
I have reviewed the final settlement bill and the handover documents available to me. In my view, some of the charges still leave open questions.
1. Malerarbeiten Schlafzimmer - Wände Dispersion neu gestrichen – CHF 620.00
The move-out inspection report records observations about the condition here. From the documents available it cannot be clearly judged whether the recorded condition goes beyond normal wear and tear. The contractor's invoice provided, for a total of CHF 620.00, accounts for the costs incurred.
Under the useful-life guideline applied, the calculated remaining value (Zeitwert) based on the amount charged is approximately CHF 122.70. That calculation assumes that there is excessive wear subject to compensation in the first place.
I would ask you to look at this charge once more.
2. Parkett Wohnzimmer - Wasserflecken bei Balkontür ausschleifen und nachversiegeln – CHF 480.00
The move-out inspection report records observations about the condition here. From the documents available it cannot be clearly judged whether the recorded condition goes beyond normal wear and tear. For the amount of CHF 480.00 charged, I am missing an itemised cost document.
4. Ersatz Kochfeld Glaskeramik (Kratzer) – CHF 640.00
I am contesting this charge as a precaution. The damage being charged is already recorded in the move-in inspection report, and the move-out inspection report records the same item again. The contractor's invoice submitted, for a total of CHF 640.00, does account for the costs incurred, but it does not change the fact that this damage was already recorded at move-in.
I would therefore ask you to review this charge again.
5. Umtriebsentschädigung Verwaltung Wohnungsabgabe – CHF 150.00
For this charge I cannot find any clearly attributable observation in the handover documents. When this point was first raised as a defect is not apparent to me. An itemised cost document for the CHF 150.00 charged is not available to me.
Please let me know which recorded observation you are relying on for this charge. Please let me know when this point was first raised as a defect.
For items 2 and 5 I would ask you to send me the corresponding cost invoices or proof of payment.
Once the points named above have been reviewed, I would ask you to send me a final settlement that explains them accordingly or, where necessary, corrects them.
Kind regards

What the assessment is – and what it is not
The assessment is automated and rests solely on the documents you upload. It can contain mistakes – read the result before you use it.
It is not legal advice and does not replace advice on your individual case, for example from a tenants' association (Mieterverband).
It promises no outcome. Whether the administration adjusts a charge is its decision – and an assessment that finds nothing to raise is a result too.
Your own case
Your own case is assessed on the same principle.
