Terms of use

What MietKorrekt does, what it costs, and what applies if something goes wrong.

What MietKorrekt does

MietKorrekt — checking the final settlement bill: you upload the documents for the end of your tenancy, in particular the final settlement bill and, if you have one, the move-out inspection report. The application reads them, matches the charges on the final settlement bill against the other documents, and produces two results from that:

  • an assessment report, which places and explains each charge individually;
  • a statement as a draft letter, which you adjust yourself and send yourself.

Price

Checking a case costs CHF 49.–. The amount is paid once per case.

It is not a subscription, there is no credit balance and no recurring charge. After the payment there are no further costs for that case.

Before paying you can upload the documents free of charge and have it checked whether they can be processed.

How the contract comes about

You choose your documents, upload them and see whether they can be processed. Up to that point no costs arise, and you can replace documents, remove them or delete the whole case.

With “Check for CHF 49.–” you are taken to Stripe's payment page. You complete the payment there.

The contract comes about as soon as the payment is confirmed. Neither opening the payment page nor returning from the payment process is enough for that: what counts is the confirmed payment. Only then is the full check unlocked.

You receive confirmation of your payment from Stripe.

What you contribute

The result can only be as good as the documents it is produced from. You choose which documents you upload, and you are responsible for them belonging to your case and being complete.

  • The documents have to be legible. Very dark, blurred or heavily cropped images cannot be read reliably.
  • All uploaded documents have to relate to the same tenancy case.
  • You may only upload documents you are entitled to use.

Automated assessment and its limits

MietKorrekt assesses the documents automatically and with the help of an AI language model. That is fast and inexpensive, but not infallible: amounts, charges or passages of text can be misread or missed during the extraction, and the classification of a charge can be wrong.

So check the assessment report and the statement before you use them. Both are meant as a basis that you control — not as a result to be passed on unchecked.

What is assured is that the check is carried out with care, not a particular result. In particular, it is not assured that charges open to objection will be found, or that a financial advantage will result. A check that finds no charge open to objection is a valid result: it answers your question.

No legal advice, no representation

MietKorrekt produces an assessment on the basis of your documents. That is not individual legal advice and does not replace it.

There is no representation towards the administration, the landlord, a conciliation authority or a court. Nothing is sent and nothing is filed in your name.

You decide yourself whether and how you use the statement, whether you adjust it and who you send it to. For a binding legal assessment, turn to a legal advice service, such as a tenants' association (Mieterverband) or a lawyer.

Refunds

What applies if something goes wrong — briefly and in full:

  • If the payment was successful but the check cannot be produced because of a technical fault, the amount is refunded in full.
  • If payment was made twice by mistake, the additional payment is refunded in full.
  • If the check was produced but found no charges open to objection, that alone does not give rise to a claim for a refund. The service has been provided: you have a checked answer to your question.
  • If you are dissatisfied with the result, that alone does not give rise to an automatic claim for a refund. Get in touch anyway — if something is wrong, it will be looked at.
  • Statutory claims remain reserved in every case.

Faults and availability

MietKorrekt is operated with care, but it is an online service: uninterrupted availability is not assured. Maintenance, faults at the providers used, or outages can temporarily restrict the service.

If the check breaks off after payment, you can start it again; this does not give rise to a second payment. If it cannot be produced at all, the refund rule above applies.

Liability

Liability is governed by the statutory provisions. Liability for slight negligence is excluded to the extent permitted by law; this exclusion does not apply in cases of intent or gross negligence, nor to damage arising from injury to life, body or health.

There is no liability for decisions you take on the basis of the assessment report or the statement, or for their outcome towards the administration or the landlord. The reason is stated above: the assessment is automated, it can contain errors, and the decision about what you do with it is yours.

Mandatory statutory provisions remain unaffected.

Your data and your case

A case is no longer accessible 30 days after it was created. You can remove it yourself at any time before that using “Delete case”; the uploaded files and the case data are deleted in the process.

Access to a case runs through the case link. Whoever has the link can reach the case — do not pass it on.

What data is processed, for what purpose and who it is transmitted to is set out on the “Privacy” page.

Applicable law

Swiss law applies. Mandatory statutory places of jurisdiction, in particular those for consumers, remain reserved.

Changes to these terms

These terms may be adjusted, for example if the scope of the service changes. For a case already paid for, the version that applied at the time of payment continues to apply.

Privacy settings

MietKorrekt can measure, with your consent, whether a click on a Google advertisement led to a paid case. If you agree, a report is transmitted to Google after a paid check. Without your consent this does not happen.

What is transmitted – and what is not

The check itself works fully regardless — uploading, assessment, letter and payment are unaffected. You can change your choice at any time under “Privacy settings” at the bottom of every page.
